
The Site
CNG Fuels are proposing a new refuelling facility on the land off Kelly Way in Flanshaw Business Park. The site has remained vacant since 2014/15, following clearance and preparation work that was approved and carried out to create opportunities for new commercial development.
The 1.46 ha site comprises a parcel of previously cleared land, forming part of a wider square plot within Flanshaw Business Park. There is an existing access road from Kelly Way located to the north of Flanshaw Way.
The business park and its surrounding area within the wider Flanshaw Industrial Estate comprise of warehouse and logistics operators, including a number of key existing CNG Fuels’ customers. Our customers are already transitioning to Bio-CNG fuelled fleets, which include Amazon and DPD who are located to the east of the site.
The site, which is immediately available for redevelopment, is also located close to the strategic road network, to the east
of the Junction 40 of the M1 and to the north of the A638 Wakefield Road.

The proposed Bio-CNG fuelling station will serve Bio-CNG adapted vehicles that operate in the local area, alongside assisting other businesses in their transition to a low carbon future as they invest in modern, environmentally friendly biomethane powered vehicles.
The facility would be supplied with gas from a mains supply with small amounts being drawn off the network, compressed and stored in above ground tanks on the site, before being dispensed to vehicles via the fuel islands. No Bio-CNG would be manufactured on the site.

​The site would contain two rows of seven fuel pumps on a road surfaced forecourt. The rest of the site would contain storage tanks, trailer bays, a workshop/warehouse building and other equipment.

It would be open 24 hours per day, be monitored via CCTV and use of the pumps controlled by an electronic fob will only be available to pre-registered customers. The site would be secured with fencing and accessed via an existing access road off Kelly Way.
